What is My Home Worth? Today's market is rapidly changing. With fewer foreclosures coming to the market, we are seeing those homeowner's with equity coming back into the market and coming back strong. There is no obligation for this service. This morning, I was requested to provide property value information using Eppraisal.com for one of my short sale clients. I was flabbergasted at the variance I saw there and realized how much dissent there is in home valuation sites. One listed it at $709K, one at $625K and one at $520K. To show you how this can happen, I have two listings in American Canyon. One priced at $170K and the other at $450k. I can stand in the driveway of either home and see the other, even though they are over fifty years apart in age, one is 1100 square feet and the other is 3600. Most sites do a half mile radius search around your property and tell you what the homes in that radius have sold for. This will not provide you with accurate information in most cases. In my report, I will take account of your homes size, upgrades, lot size, age, etc. to give you the most accurate estimate of what your home would sell for given the current market.
